In May, the 3rd DCA rubber stamped appears to be a very biased decision by Miami Judge Migna Sanchez-Llorens. In 2022, Sanchez-Llorens ruled against Adeena Weiss-Ortiz in her fraud lawsuit against her fake real estate tycoon mother Caroline.

As a result, the Florida 3rd DCA has once again proven one thing to the people of Florida! They are the legal guardians of a broken status quo. They have shown Florida residents that they have less credibility than the judges on American Idol.

Anyone who has been around the Florida Judicial System knows the system is broken in Florida. Yes, I DO mean broken. Namely in Miami-Dade. After all, Miami-Dade voters did elect a sex motel operator Marcia Del Rey to the bench in 2016.

Some legal experts say Sanchez-Llorens was apparently biased and should have disqualified herself from the case. Unconfirmed comments from court personnel say they have never seen anything like this. There are even rumors that complaints may be filed with the Florida Judicial Qualification Commission because she failed to review evidence in the case.

It’s obvious Judge Sanchez-Llorens didn’t take the fraud allegations against Caroline Weiss serious. The fraud was obvious to anyone who looked at the file. That is, assuming she actually reviewed them. 

The lawsuit contains damning evidence showing Weiss stole Blue Lagoon out from her daughters. It also contained evidence of Caroline Weiss’s past brushes with the law. Namely, her 1987 arrest for 2nd Degree Grand Theft, writing bogus checks and perjury. Weiss’s husband, the late Jack Weiss used his influence within the Miami State Attorney’s Office to get the charges dropped.

miami developer Caroline WeisssUpon Jack Weiss’s tragic death in February 1995, ownership of the three Blue Lagoon parcels transferred to several Florida corporations controlled by Caroline, Adeena and Alitiza.

According to documents of a shareholders meeting held in March, 1995, Caroline Weiss signed off any ownership in these three corporate entities. Thus, Jack and Caroline’s daughters, Alitza and Adeena Weiss each became 50% owner of the three Blue Lagoon properties.

Caroline Weiss also resigned as an officer from the Florida entities.

Caroline Weiss Starts Down The Path Of Alleged Real Estate Fraud

Fake Real Estate TycoonHowever, Caroline Weiss’s posh Miami lifestyle she had grown accustomed to was coming to an abrupt end. This meant no more star studded charity benefits. It also meant no more hobnobbing with the rich and famous of the Miami social scene. 

This was definitely a lifestyle Caroline Weiss desperately want to cling to. Instead of accepting her fate, she hatched a plan that no sane mother would do to their own children.

On 7/11/2012, Caroline Weiss filed incorporation papers with the state of Florida forming Towers of Blue Lagoon, Towers of Blue Lagoon (1) and Towers of Blue Lagoon (2).

The Florida LLCs share the same a near identical names of the three corporate entities that are controlled by her daughters, Alitza and Adeena Weiss.

She no longer had legal authority to do this. She had forfeited all ownership and management interests to Delaware entities in 1995. Adeena and Alitiza Weiss never gave her authority to set up or transfer ownership of the properties. In other other words, she committed real estate fraud.

Adeena and Alitza Weiss soon discovered what their mother had done. Alitza Weiss immediately sent her mother a series of unhinged emails filled with f-bombs and other colorful metaphors. She basically accused Caroline of being a worse mother than Joan Crawford. 

Adeena Weiss-Ortiz Launches Litigation Against Her Mother

However, Adeena Weiss who is a lawyer took a more civilized approach. She filed suit against her mother in Miami in 2014 to have the LLC filing nullified. 

Adeena and Alitza did everything to persuade their mother to nullify the LLCs and stop this lunacy. 

The sisters thought they had Caroline convinced to nullify the LLCs and end her ludicrous behavior. Unfortunately, Caroline Weiss had other ideas that she wasn’t telling her daughters.

18 months after Adeena Weiss filed suit, Caroline Weiss deeded the properties out of Towers of Blue Lagoon, Towers of Blue Lagoon (1) and Towers of Blue Lagoon (2) to new entities named 7 At Blue Lagoon, 7 At Blue Lagoon (1), and 7 At Blue Lagoon (2) on June 10, 2016.

Caroline Weiss then pulled out over $21 million in loans on the properties over the course of 6 years after Adeena filed her fraud lawsuit.

Last year, Romspen filed a foreclosure lawsuit against the Blue Lagoon ownership entities. The complaint alleges that Weiss failed to pay off $13.1 million of the mortgage debt that matured in October 2022 and failed to pay property taxes between 2020 and 2022. TIG Romspen recently filed a motion for summary judgment.
