Recent real estate data shows people are fleeing New York City in record numbers over the past three months. The mass exodus is much faster than any other major city in the nation. As a result, U-Haul has named NYC Mayoral candidate Zohran Mamdani the 2025 U-Haul Salesman of the Year. An election that is Mamdani’s to lose. Thus, he will likely be the next mayor of New York City.
U-Haul CEO Joe Shoen said,

Wealthy New Yorkers are fleeing the city at numbers that rival the white flight days of the 1950s and 1960s. Why? Well, it’s because of Zohran Mambani. Why? First, Mamdani easily won the Democratic primary for mayor of New York City in June. This makes his him a shoe-in as mayor in November to lead the Democratic heavy city.Â
Mamdani is a steadfast Socialist. He has pledged to increase taxes on high-earners in an effort to make the city more affordable. In doing so, he is pushing those with high incomes out of the city and into lower-tax areas.Â
Thus, Mamdani’s campaign policies are largely unpopular with wealthy and upper-middle class New Yorkers.
Mamdani’s policies Scare Wealthy New Yorkers
Mamdani aims to make housing more affordable for working-class and immigrant communities.Â
He is also proposing calls for a $100 billion investment over the next decade. In addition, he is proposing to pair with the construction of 200,000 new publicly subsidized, rent-stabilized units.
The progressive politician has also pledged to impose a multiyear rent freeze on rent-stabilized apartments. He has also committed to doubling the capital budget for the New York City Housing Authority.Â
He promised to grant ‘fast-track’ status to any project that is 100% affordable housing.
Where Are New Yorkers Going?
Long Islanders and other New Yorkers fled to Florida under Governer Cuomo and the pandemic. This time some are fleeing to Florida. However, this time, NYC residents are fleeing to the leafy Hudson Valley along the Metro-North railway. Â
So, New York City’s loss is Westchester County’s gain.
Westchester County Realtors Zach and Heather Harrison told Realtor.com:
Sales going into contract in Westchester County are up by double digits since Mamdani won the primary.Â
Local agents are already calling it the “Mamdani effect.”
In comparison to New York City, The Hudson Valley offers more space and often lower effective taxes.Â
Another attractive quality is the highly-rated public schools in the Hudson Valley.Â
However, in this case, the Hudson Valley are not less expensive than the city. As of August, the median home list price in Westchester County was $729,999.
This is this well above the national median of $429,990. It is also higher than New York City’s median list price of $631,300 in August. However, property values could plummet faster then they did in the 1950s and 1960s.
