Foreclosure Filings Have Jumped 32% From a Year Ago. These Metro Markets Are Driving Up Nationwide Averages

Foreclosure Filings Have JumpedForeclosure filings have jumped 32% from a year ago. This includes default notices, scheduled auctions, and bank repossessions. There were a total of 40,534 U.S. properties with foreclosure filings. Delaware, Nevada, and Florida topping the list.

Nationwide foreclosure activity rose year over year for the 11th straight month.

Foreclosure starts were up 26% from a year ago while completed foreclosures increased 59%.

ATTOM’s latest report shows 1 in every 3,547 housing units nationwide had a foreclosure filing in January 2026.

ATTOM’s report incorporates documents filed in all three phases of foreclosure. This includes default and notice of default, notice of foreclosure or REO properties.

Foreclosure Filings Have Jumped 32%

The state with the worst foreclosure rate in January 2026 was Delaware. Delaware foreclosures account for 1 in every 1,612 housing units with a foreclosure filing.

In Delaware, the median listing price is $480,950 and homes stay on the market an average of 77 days.

The cause of most Delaware foreclosures are due to the increase in property taxes. In addition, homeowners also face the financial strain of everyday living. 

Behind Delaware on the list are Nevada where 1 in every 1,983 home is in foreclosure. Followed by Florida with 1 in every 2,067 homes in foreclosure.

Nevada has a median listing price of $479,000 with homes staying on the market an average of 75 days. Meanwhile, Florida has a median listing price of $425,000, with homes staying on the market an average of 86 days.

Rounding out the top five were South Carolina with 1 in every 2,351 home in is in foreclosure. Maryland rounded out the top five with 1 in every 2,430 homes in foreclosure. 

The median listing price in South Carolina is $350,000 with a median time on the market of 79 days. In Maryland, the median listing price is $399,999 and the median time on the market is 60 days.

Metro Area With The Most Foreclosures

Trenton, NJ has the highest number of foreclosures for metro areas with population over 200,000 people. Trenton also has 1 foreclosure filing for every 1,087 housing units. 

In Trenton, the median listing price is $415,000 and homes stay on the market an average of 65 days.
